TIMBER SALES ADMINISTRATION

 

          1.       You and/or interested members of your family and our forester would take a woods walk of the area to be harvested.  The forester can make forest management recommendations and learn your goals and objectives for the woodland, i.e., how the woods should be managed to meet your needs given the current composition of trees (species, age, health).

 

          2.       Then the forester will run a cruise and/or select, mark and scale each harvest tree with a tree marking paint and tally its board foot volume. Tree quality is also noted at this time.

 

          3.       Next a Invitation for Bids is prepared.  Up to 80 competitive timber buyers receive an Invitation to Bid on your sale.  The bid describes the trees (species, volume, number of trees, etc.) and shows the timber buyers how to locate the sale area.  Specific Conditions of Sale are also listed, such as, contract length, amount of down payment, logging restrictions, etc. .

 

          4.       Three weeks after the Invitation for Bids is sent to the timber buyers a Bid Opening is held.  Timber buyers and the landowner are more than welcome to attend.  All bids received are opened at this time.

 

          5.       WHEN a high enough bid is received from a responsible buyer the next step is to sign the Timber Sale Contract provided by Oakwood Forestry Consulting.  The contract was developed with the aid of our attorney and is thorough and comprehensive in protecting your interests.  Some important features are :

 

    A.        Purchaser will have Workmens Compensation insurance.

    B.        Which trees will be harvested and how payment is to be made.

    C.        Purchaser will pay double appraised value for taking an unmarked tree or unnecessary damage to the residual  stand.

    D.        No logging activities when rutting of roads or fields may occur. Damaged fences must be repaired.

    E.        A specific length of time in which the job must be completed.

 

          6.       When the Timber Sale Contract is signed the purchaser generally makes a 20% or more down payment.  The remaining bid amount is paid to you before logging operations begin, i.e.,

          7.       Our job continues after the timber is sold.  We will inspect logging operations to help assure a good quality logging job.  After each inspection a LOGGING INSPECTION REPORT is filled out and sent to all parties.

Our payment for preparing, marketing and administration of your  timber sale is based on time, mileage and materials.  If requested you will be provided an estimated total fee before work begins.  Please contact us fro current rates.
