 TIMBER APPRAISAL

This service will establish estimated standing timber values for commercial forest products, e.g., board feet and cords.  Our clients are many including : timber owners, buyers of timberland, timber investors, banks and realtors.  Timber Appraisals can evaluate for present value and speculate on future value based on growth rates, future species demand and changing timber markets.  We can perform very detailed Timber Appraisals which involves an actual tree by tree tally or a less detailed Timber Appraisal which involves a sampling procedure.  Depending on your need for accuracy is how we determine what type of Timber Appraisal to recommend.

A Timber Appraisal can be used for :  

Þ    Real estate purchase's).  There may be a considerable value in the timber which can help offset initial purchase expenses.

Þ    You may be considering a harvest of your timber but are unsure if the woodland has a sufficient volume or value to make this a worthwhile venture.  A timber appraisal will show you the feasibility of your potential harvest.

 

COST BASIS DETERMINATION

Analysis of property's assets as of their date of purchase. Determines the fair market value of all assets.  Involves a timber cruise to calculate the volume and value of all trees when purchased.  Used for determining taxable income from sales of forest products over time. Produces a document showing logical proof to IRS of how you calculated your tax deduction.  Cost Basis Determination should be reviewed by your certified public accountant.  We offer no specific tax counseling.

 A Cost Basis Determination can be used for :  

Þ    Recent purchase of woodland and for tax purposes it is important to know what your cost basis is for the timber.  A Cost Basis will establish a document that justifies your taxable deduction when you receive income from a harvest.

Þ    You have owned a woodland for many years and now its time for a harvest.    Will you have to pay taxes on the entire gain from the sale?  We can establish your cost basis for the timber and thus allow you to justify your taxable deduction.

 

TREE DAMAGE ASSESSMENT

Situations may arise when it is important to assess the financial loss of your trees.   Assessments can  include replacement cost and/or commercial forest products value (stumpage) and normally review repairs to the site for soil damage and cost of clean up.  Expert witness testimony when necessary.

 Tree Damage Assessments can be used for :

 Þ    The most common situation is when your property neighbor has logged and the logger went over the property boundary and cut               some  of your trees. 

 Þ    Fire started by the adjoining property owner escape and burn through some of  your woodland. 

 Þ    A ROW was established that traverses through your forest. 

 Þ    You sold timber and feel not all trees have been paid for.
